201: Using Multifamily Real Estate To Maximize Risk-Adjusted Returns with Ken Gee Dec 23, 2024
    Show notes

Single-family and duplex homes aren't everyone's cup of tea, so sometimes it makes sense to jump into multifamily right from the start. Today's guest took that path and never looked back.

On today's Zen and the Art of Real Estate Investing, Jonathan dives into multifamily investing with Ken Gee. Ken is the Founder and President of KRI Partners, a real estate private equity and investor education firm. Ken has more than 26 years of experience in real estate and is a former CPA, commercial lender, and real estate broker.

Jonathan and Ken start their discussion by exploring Ken's worst period in real estate and why it was awful. Ken shares his background as a commercial lender who became a CPA and what eventually led him into real estate. You'll hear why he kept his W2 before jumping into real estate full-time, his reasoning for moving toward multifamily right from the start, and the importance of approaching your real estate portfolio like a business. Ken shares his four rules for buying multifamily properties, why he's focused on the Southeast instead of Cleveland now, and why transitioning into real estate full-time doesn't have to be difficult.

With Ken Gee's lengthy experience in real estate, he has a lot of wisdom to share with new and experienced investors alike.

In this episode, you will hear:

    • The most challenging time in real estate investing Ken Gee experienced and how his business survived
    • Ken's previous career as a lender and CPA and how he began investing
    • The importance of maintaining a W2 position as you build your portfolio

    • Why Ken started buying multifamily properties and skipped over singles and doubles
    • Approaching your portfolio like a business, which leads to greater success
    • Making the case for multifamily as opposed to other asset classes
    • Ken's four rules for buying multifamily properties
    • Where he's focusing his business now after spending many years in Cleveland

    Show notes

The U.S. presidential election is over, and many real estate investors wonder how it will impact their portfolios. Today's guest is a real estate expert who goes deep into how the election can affect you in the near future.

Jonathan welcomes Dave Meyer back to the show on today's 200th episode of Zen and the Art of Real Estate Investing. Dave is the Head of Real Estate investing at BiggerPockets and hosts the BiggerPockets Real Estate Investing podcast and the BiggerPockets On The Market podcast.

You'll hear the effect of interest rates on the housing shortage, how weather can impact where you invest, and the importance of affordability and mitigating risk. Dave shares the importance of building a strategy that fits your business vision, knowing when it's time to sell and reallocate, and why it may be time to change your views on owning a home versus renting. Finally, Jonathan and Dave tackle the appeal of house hacking, how its popularity has impacted returns, the difference between retiring and creating time freedom, and where Dave thinks the market will go in the next year.

Economic concerns always arise with a presidential election, especially in real estate, and Dave Meyer explains why the "wait and see" tactic is best for investors.

Cost segregation is a popular buzzword in real estate investing right now, but understanding what it really means can save you money.

On this episode of Zen and the Art of Real Estate Investing, Jonathan sits down with Sean Graham, founder of Maven Cost Seg. Sean is also a real estate investor and a registered CPA. Additionally, he is the founder of Maven Equities.

As Jonathan and Sean begin their conversation, Sean shares how real estate first appeared on his radar. He explains that he started investing with a house hack in Chicago. Eventually, Sean discovered self-storage and quickly realized that wholesaling was not his niche. He did like self-storage, though, and continued to invest in that asset class. Sean explains how the geographical area a property is located in affects how it operates, his strategy for finding deals and what's changed about it over time, and the financial advantages of self-storage. You'll hear what cost segregation is, the assets it best works for, and how it can help investors save money. And how Sean approaches cost segregation for different asset classes. Finally, Sean explains what it means to be a real estate professional with active status from the IRS's perspective and two ways to create a relationship with a tax professional.

Tune into this episode for information on cost segregation that can save your real estate business money.

In this episode, you will hear:
