    At some point in our financial lives, it will be time to buy a home. A physician mortgage can be a good vehicle for a young doctor who's just out of school and has a more effective place to use their money than on a big down payment. These loans allow doctors to secure a mortgage with fewer restrictions and a lower down payment than a conventional mortgage. But if you're further advanced in your career or deeper into your journey to financial freedom, buying a home with a conventional mortgage and then, later on, potentially refinancing that loan to a better rate with a shorter time frame could be a great move.     Dental Specialist has paid off just over $489,000 in student loans just two years out of training! He took the Fire Your Financial Advisor course and created a written financial plan before he finished training. The first six months out of training he focused on paying off his car, credit card debt and and a loan from family. Then he aggressively went after his loans and was paying over $20,000 a month to get rid of those loans! He said he was worried about taking on so much debt but feels like it was very worth it because he loves what he does. Stick around after the episode for a discussion on the truth about investing.

    I estimate that 80% of doctors need, want, and should use a financial advisor and/or an investment manager. Some investment gurus such as Dr. William Bernstein think my estimate is way too low.
