You Want to be a Commercial Real Estate Investor? Make Sure You Don't Make These CRE Mistakes! | John Azar & Francisco Herrera E438 Dec 18, 2025

Show notes

Most investors spend their time chasing returns. Institutional investors focus on protecting the downside—and that difference explains exactly why today’s market looks the way it does.

Rich sits down with John Azar and Francisco Herrera to unpack what really happened during the euphoric run of 2021–2022, how undisciplined underwriting and risky debt structures created today’s wave of distress, and why many so-called “broken deals” aren’t asset problems at all—they’re capital structure problems.

The conversation cuts through the noise around cap rates, rent growth, and interest rates to highlight what actually matters: buying right, underwriting conservatively, and understanding who the buyer will be years before you ever close on a deal. John and Francisco share how institutional investors think about risk, why hope is not a strategy, and how overleveraging turned strong assets into liabilities almost overnight.

Rich also dives into why relationships outperform deal-chasing, why saying “no” for long stretches can be a competitive advantage, and how disciplined operators stay durable through every phase of the cycle.

This is a clear-eyed, no-hype discussion on capital preservation, real underwriting, and what it takes to invest like an institution when the market stops being forgiving.

Hotel Investing Insights & Predictions: He's the National Director for Hospitality Market Analytics CoStar | Jan Freitag E436 Dec 13, 2025

Show notes

When the market gets noisy, the data gets louder. In this episode, Rich sits down with Jan Freitag — National Director of Hospitality Analytics at CoStar — for a no-spin breakdown of what’s actually happening in hotel investing right now and where the smartest capital is positioning next.

Jan pulls back the curtain on real transaction data, RevPAR trends, cap rate movement, supply constraints, and why luxury hotels are quietly becoming one of the strongest inflation hedges left. They dig into the K-shaped hospitality economy, why ultra-luxury is surging while midscale struggles, how Airbnb regulation is reshaping demand, and what tightening insurance, climate risk, and maturing debt really mean for operators over the next 24 months.

You’ll hear why some coastal and supply-constrained markets continue to command premium pricing, why distress hasn’t materialized the way investors expected, and how institutional players like Blackstone think about assets very differently than individual buyers. From CoStar’s unmatched data coverage to forward-looking predictions on rates, transactions, and demand, this episode is pure signal.

If you’re investing in hotels — or thinking about it — this is required listening. The numbers don’t lie, and this conversation tells you exactly how to read them.

17 Rules That Helped Me Unf*ck My Life Before It Was Too Late | Kassidy Warren E432 Dec 04, 2025

Show notes

Rich and Kassidy break down the 17 rules that pulled Rich out of the darkest, most chaotic season of his life — the mindset shifts, the habits, and the non-negotiables that took him from lost and overwhelmed to locked-in, disciplined, and operating at a completely different level.

This isn’t some cute list of “positive habits.” These are the hard-earned rules that come from losing yourself, rebuilding from scratch, and deciding to never go back to the version of you that played small, avoided discomfort, and kept sabotaging your own potential.

Rich gets brutally honest about the patterns that held him back, the accountability he had to embrace, and the lifestyle changes that forced him to grow up and lead from the front. From cutting dead weight to turning pain into momentum, from creating structure to eliminating distractions, this episode gives you the exact framework he used to take his life from chaotic to disciplined — and his results from average to undeniable.

If you’re tired of feeling stuck… if you know you’re capable of more… or if you just need the wake-up call that flips the switch inside you — this is the episode you’ve been waiting for. No fluff. No filters. Just the real rules that actually move your life forward.
