JF2377: Raising Occupancy and Avoiding Skips during Covid with Ashley Wilson #SituationSaturday Mar 06, 2021
    Show notes

Twelve years ago, Ashley and her husband started looking for investment strategies other than the stock market. They started with a few short-term and long-term rentals, eventually expanding to single-family units with historical background and multifamily units.

Before she formed a company of her own, she was a partner with another investor on a 225-unit multifamily property. Despite having a solid business plan, the company lost 120 people within the first ninety days through evictions and skipping. Ashley tells how she managed to turn around the sticky situation and raise the occupancy to 90% even with Covid-19 as a backdrop.

    Ashley Wilson Real Estate Background:

    • Full-time real estate investor
    • 10 years of real estate experience
    • Portfolio consists of 600 units
    • Based in Philadelphia, PA

JF2376: Creating Legacy Ownership With Bruce Wuollet Mar 05, 2021
    Show notes

Bruce started his real estate journey by buying and repositioning single-family units and worked his way into the multi-family market. His company, Bakerson, now focuses on legacy ownership, making sure that his clients have a solid investment to pass on to their future generations.

Bruce’s dad owned a bakery and employed his family members. It’s no wonder that his own company now centers around family values too. Legacy ownership doesn’t have to be about status and social rank. Instead, one could build something of value to pass on to their children while also teaching them how to make a living.

    • Owner of Bakerson, & full-time multifamily syndicator
    • Over 18 years of real estate investing experience
    • Bakerson has bought thousands of individual units, repositioned them, and sold them
    • The personal portfolio consists of 250 units
    • Track record of 16 multifamily - 850 units and transacted over 2,000 single-family homes
    • Based in Scottsdale, AZ

    Show notes

Today Theo and Travis are talking about three things that allow people to succeed in the real estate business. While many people focus on the markets, demographics, projections, and other specifics of the business plan, some fundamental things should be right about the deal for it to work. Occasionally, real estate investors get lucky and make a decent return even when some of these laws are bypassed. However, those are exceptions, not the rule.

Nobody wants the hassle of working with people that are not right for your business, and you don’t want to lose credibility by having a high team turnover rate. Theo gives a step-by-step process of putting together a team that lasts and shares some ways of presenting it the right way to your prospective investors.

JF2373: Maximizing Profits By Optimizing The Turnover Rate With David Grabiner Mar 02, 2021
    Show notes

David started his real estate career back when he was working as a hospital administrator in the Democratic Republic of Congo. He was looking for financial freedom and the ability to live and work wherever he wanted.

David partnered with his father, and they started a real estate business together. By the time he went back to the United States, his company has already had an impressive portfolio. To acquire these properties, they followed a simple recipe that worked: save, pay the 20% down payment, rinse and repeat. They now mostly work with small multifamily units, but they also work with commercial properties.

JF2372: Generating Off-Market Deals Through Broker Relationships With Chad Sutton Mar 01, 2021
    Show notes

Chad quit engineering because it pigeonholed him into a very narrow career path. Real estate, however, offered him plenty of opportunities without limits. His family had a real estate business, and he followed in their footsteps.

He started by acquiring a 35-unit multifamily property. It was an off-market opportunity, and the business took off from there. Since then, Chad has taught several classes on how to approach real estate brokers and leverage your perceptual position into getting off-market deals even if you’re a first-time investor.

    • 2 years
    • Portfolio consists of 138 units, 5 properties
