    Ever wonder how to get real estate listings when you feel like you've tried everything, friends and family, cold calling, expireds, FSBOs, even social media? We got a listener question asking exactly that, and it turned into a full breakdown of every listing generation strategy we could think of.

    We're pulling from a couple of great Inman articles by Jimmy Burgess along with our own real world stories, the good, the bad, and the "sorry dude, she called me instead." From subdivision market reports to a handwritten letter that landed four warm leads (including one very sweet man who put Alissa's card on his fridge for whenever the time comes), we're covering a lot of ground.

    266: The 7 Types of Rest: Preventing Burnout & Thriving in Real Estate Sep 09, 2024

    Change is a constant in this industry, and this episode is all about preventing burnout in real estate before it takes you out. We're joined by Dr. Saundra Dalton-Smith, a board certified internal medicine physician and workplace well-being consultant, who literally wrote the book on rest (it's called Sacred Rest, and if you haven't read it, add it to your list).

    Pull up a chair and bring your popcorn, because this is our HOA horror stories episode and y'all really delivered. We are reading the listener-submitted HOA tales from your emails after last week's HOA Pros and Cons episode, and they cover everything from picket fence presidents to power-hungry board members, Florida law changes, FHA approval drama, and the loudest activity complaint we have ever read on this show.

    261: Storytelling for Your Business Aug 05, 2024

    This episode is all about storytelling in real estate, why it is the single most powerful tool you have for getting buyers and sellers to actually hear you, and how to start collecting and using stories in your business right now, whether you have been at this for two months or 20 years. Because facts tell. Stories sell.

    We are diving into why your buyers and sellers will tune out a stat and lean in for a story, how to use other agents' stories when you do not have your own yet, and how to structure a story so it lands instead of rambles. We share the story Alissa now tells on every listing appointment about an old roof, the local lender LHC bond story that turned into Alissa's go-to for first-time buyer teachers, and Katy's classic "big bank conglomerate vs. local lender" story that has saved more than one closing.

    We are also getting into how to build your storytelling muscle. Why Seth Godin recommends writing a blog every single day (even if no one ever sees it), why Sarah's "morning pages" practice keeps the stories coming, and how the Instagram stories feature is the easiest way to bring people behind the scenes of your day-to-day.
