    EPISODE HIGHLIGHTS:

    • Jason has enrolled in a year-long online marketing course to learn more about digital marketing.
    • Content Marketing Institute founder Joe Pulizzi popularized the 4-1-1 rule which allows you to add value, nurture your relationship with your followers and demonstrate authority without being overly pushy.
    • Following the 4-1-1 rule, you should share six pieces of content each week. Four should be curated by you. So search out content and then summarize, adding your own thoughts as well.
    • Many tools exist to help you find content, such as BuzzSumo, which crawls online content and puts it all in one spot.
    • Google Alerts is another option (and it's free) yet not as sophisticated as BuzzSumo. Google Alerts sends content to your inbox based on keywords.
    • As part of your content marketing plan, one piece of content should be an original piece, where you answer common questions within your industry. And the final piece should be promotional. So only one piece of content each week should include a feature, module or bonus offer from you.
    • The goal of the 4-1-1 rule is to nurture prospects and customers and remain relevant.
    • Jason invites listeners to share how they manage content and social media marketing via his two Facebook groups, one for online businesses and one for bricks & mortar businesses. Both are linked below.

    #171: Dr. Gurpreet Padda: Creating Wealth with Real Estate for Healthcare Professionals Mar 11, 2021

    OVERVIEW:

    Jason A. Duprat, Entrepreneur, Healthcare Practitioner and Host of the Healthcare Entrepreneur Academy podcast speaks with Dr. Gurpreet Padda, MD, MBA and entrepreneur. Dr. Padda is an avid real estate investor. He shares the lessons he has learned as an early entrepreneur and also provides tips for healthcare professionals interested in creating wealth through real estate investment.

    EPISODE HIGHLIGHTS:

    • Dr. Padda grew up in India during war and uncertainty. He moved to the US when he was 8 and started his first business at the age of 10 selling cards door-to-door.
    • At 16, he had a team of 30-year-old men working for him. He states - I was an entrepreneur before I went into medicine.
    • Dr. Padda made it through medical school by hustling, which he did through real estate auctions.
    • During his first year of residency, Dr. Padda rehabbed an eight-unit building in Chicago.
    • After his residency, he went into pediatric anesthesiology for heart, liver and lung transplants. His medical path also included addiction and interventional pain management.
    • Dr. Padda's practice has 7 locations and he provides $1.5 million in free care.
    • "Option" is when you purchase a sale contract with an option to buy. You have three months to decide if you want to buy and the price is held at the same level. If you decide not to buy, you're usually only out $100.
    • Dr. Padda uses option contracts, where he's looking at zoning and municipal plans. He researches what's being planned for development in the area. Option contracts are low risk and offer a high reward.
    • There are two types of wholesaling. "Ugly" includes houses below $80k requiring a lot of work. "Pretty" is when someone wants to sell and is having a hard time finding a buyer. This option provides great margins and it's the one Dr. Padda recommends physicians to use.
    • Dr. Padda also recommends going big with real estate vs buying single units.
    • Cap rate is the net operating income divided by the price.
    • Become a passive investor with somebody first, watch and learn from their mistakes, and then become an active investor.
    • To get started in real estate investing, talk with people you know. Work referrals through friends and contacts. Don't blindly trust people on the internet.

    1. The most valuable resource on earth is not money but time.
    2. You have to look at both active and passive methods of gaining wealth. Passive income is what people pay you while you're sleeping.
    3. The biggest impediments to becoming wealthy are ourselves and our taxes. The number one impediment is our personal wealth operating system and how we think about money.

    Jason A. Duprat, Entrepreneur, Healthcare Practitioner and Host of the Healthcare Entrepreneur Academy podcast talks about branding and its impact on your business. He also shares three tips for improving your business branding efforts.

    EPISODE HIGHLIGHTS:

    • Often, business owners and entrepreneurs don't take the time needed to think about branding.
    • When done well, branding allows you to generate new customers, build employee pride and establish trust in the marketplace.
    • Your brand is what people say about your business or logo.
    • Branding is how you market your business to compel others to think about your business the way you want them to.
    • What people think about certain brands and what they represent is influenced by their exposure to them.
    • As examples, Jason shares three sets of brands: Mercedes-Benz, Rolls Royce and Bentley. Family Dollar, Dollar General and a Five & Dime. American Red Cross, Habitat for Humanity and United Way. He then asks listeners to consider the thoughts and emotions that come to mind.
    • Jason offers three tips to improve your branding.
    • One, know where your business fits in the market by developing an identity. Start by creating a unique selling proposition (USP). What sets your business apart? Make sure it's reflected in all of your marketing—through your logo, color schemes, website, social media, etc.
    • Two, stay consistent with your messaging and marketing across platforms. It makes you look professional and demonstrates you know what you're doing.
    • Three, study your top 3 favorite brands and learn from them. What's the overall image they're promoting? What's their USP? Take those brands as inspiration and implement some of the things you've learned in your own business without copying.

    3 KEY POINTS:

    1. Good branding can help a business gain immediate recognition. It increases the value of the business, generates new customers, improves employee pride and satisfaction, and creates trust in the marketplace when implemented properly.
    2. You need to find where your business fits in the market. Develop the identity of your business and know the customers you want to serve.
    3. Reflect your business identity in all of your marketing. Stay consistent and learn from what other brands are doing.

    OVERVIEW:

    Jason A. Duprat, Entrepreneur, Healthcare Practitioner and Host of the Healthcare Entrepreneur Academy podcast chats with Dr. Lynette Charity, MD, anesthesiologist and keynote speaker. Dr. Charity shares her own struggles with fatigue and depression after a long career in private practice. She gives advice on how to continuously pivot your career and the value of coaching as you make these shifts.

    EPISODE HIGHLIGHTS:

    • Dr. Charity was one of the first African Americans to attend a white high school in Virginia. She was also a first generation college student and went on to become a doctor.
    • Her goal was family practice. She did an externship in anesthesiology and went into OB and Neuro anesthesia. She was an Army captain and eventually joined a private practice. Dr. Charity's motto: adapt your career to the times.
    • She knew medicine was her calling. She also knew it wasn't supposed to kill you. Her coping mechanisms were uprooted and her depression blew up.
    • After forty years as a private practitioner, Dr. Charity was fatigued and frustrated. As a result, she became a standup comedian talking about anesthesiologist comedy, what it's like being a black female and depression.
    • Dr. Charity believes it's cathartic to share self-deprecating humor and to realize the world is okay if you can laugh.
    • She began giving TED talks to let physicians know about the realities of depression and having suicidal thoughts.
    • Physicians are not exempt from suicidal ideation. Dr. Charity shares how hearing her mother's voice in her head broke her cycle of depression.
    • As you make transitions from healthcare into other arenas, you need coaching to learn from others who went before you. Coaching is key to anything you want to do.
    • As budding entrepreneurs, figure out what you can do, get coaching and understand the business aspect.
    • From comedy, Dr Charity transitioned to public and keynote speaking. Her advice is to put yourself out there. Have a good website, a demo reel showing what your niche is and a message that resonates with people.
    • She started with a boutique speaking bureau and learned the business of public speaking. During COVID, Dr. Charity has transitioned to podcast interviews and virtual presentations.
    • Bring your passions to light. Don't be a slave to the bedside. Access credibility by sharing knowledge.
    • Learn what your message is, put it in a format that's understandable, add some humor, and tell a story about yourself.
    • Dr. Charity talks about her book "Seven Strategies to Become a Healthier, Happier Healer" as she advises people to move out of their own way and to navigate far away from the naysayers.

    1. Don't listen to the voices in your head and get help for yourself—only then can you dedicate yourself to helping others.
    2. Investing in coaching, gaining confidence and marketing yourself are keys to being a successful entrepreneur.
    3. There are so many other things out there you can do if you're feeling burned out, unhappy and unfulfilled.

    #168: Tactical Tuesday: The Pros & Cons of Having a Business Credit Card Mar 02, 2021

    OVERVIEW:

    Jason A. Duprat, Entrepreneur, Healthcare Practitioner and Host of the Healthcare Entrepreneur Academy podcast presents the pros and cons of having a business credit card. If you choose to have one, he provides tips on how to use the card wisely.

    EPISODE HIGHLIGHTS:

    • Jason shares an example of someone who funded their startup with a business credit. He changed his mind on the business and presumed he wouldn't be held personally responsible for the debt. He was wrong.
    • To open a business credit card, an officer is required to sign a personal guarantee which makes him/her liable for business expenses. There's a clause in the contract stating this.
    • Jason explains the differences between a small business credit card and a corporate credit card. A corporate credit card is more difficult to set up but it holds only the business liable for expenses versus the person.
    • There are revenue requirements to set up a corporate credit card - $4million in gross revenue. Only C corps and S corps can apply - not LLCs.
    • The great value business credit cards provide is their point system. Jason's Chase Preferred card offers 3 points for every $1.00 he spends. For example, if he spends 10k in a year, using the 3-point system, that's 30k points or $300 in cash value.
    • Divide your credit card points by a hundred to get an estimate of its value in gift cards or if you were to cash it out.
    • Set up reminders for your credit card payments to avoid paying interest. Jason advises not to trade interest for points.

    3 KEY POINTS:

    1. You're personally liable for your business credit card transactions even if you've shut down your business.
    2. Pay off your credit card payments in full and on time to avoid getting hit with interest charges.
    3. There are benefits to using credit cards. For example, you can cash out accumulated points or use them for gift cards or travel expenses.

Dr. Osler talks about how his chair designs help alleviate the problems caused by sitting. He also discusses his plans for educating a new generation on active sitting while supporting an ageing population with back pain.

    • Dr. Osler's background includes being an academic trauma surgeon, as well as a research epidemiologist with more than 300 peer-reviewed publications.
    • He believes Western medicine profoundly doesn't understand back pain.

    Jason A. Duprat, Entrepreneur, Healthcare Practitioner and Host of the Healthcare Entrepreneur Academy podcast talks about how to create wealth in today's economy, including the two ways to do this and the three types of people who create wealth through their assets.

    EPISODE HIGHLIGHTS:

    • The right way to create passive or semi-passive wealth is to create multiple assets vs trading your time for money or 'working your ass off.'
    • There are three categories of people with assets: creators, controllers, and owners.
    • Creators generate revenue using their mind to build or create something. Examples include online courses, coaching and consulting in a group setting, intellectual property and white label services.
    • Controllers generate revenue through syndication - in other words they don't own the assets but they control them. Examples here include managing an Airbnb, affiliate marketing and drop shipping.
    • Lastly, owners generate revenue through ownership of real estate. Property examples include car washes, storage rentals, laundromats, Redbox and rental properties.
    • The sharing economy is taking a liability and turning it into an asset, like renting out your background, pool, barn or garage for an event.
    • Peer-to-peer lending, often referred to as social lending, connects people or entities who are willing to loan money with people who need to borrow money.
    • To craft wealth, change your mindset from consumer to employee. Think like an entrepreneur or producer vs consumer.

    1. Create passive or semi-passive income through multiple money-making assets vs based on the hours you work.
    2. There are three categories of people with assets to accelerate wealth growth: creators, controllers and owners.
    3. Leverage your time to accelerate growth.

Brett talks about how he first learned about Deferred Sales Trust strategies and how they provide value, particularly for reducing taxes when selling real estate and businesses.

    EPISODE HIGHLIGHTS:

    • A Deferred Sales Trust is when you defer capital gains tax when selling real estate or a business. You sell your assets to the trust with an installment sale.
    • Brett first learned about Deferred Sales Trusts from Marcus & Millichap, a commercial property company. It was his 'aha boom' moment.
    • Certain types of real estate offer the best risk-adjusted rate of returns. They include multi-family housing, assisted living and mobile home parks.
    • Depreciation allows you to offset income coming in.
    • To provide an understanding of roles in the investment world, Brett shared this analogy. Think of a CPA as a GP (general practitioner) and a Deferred Sales Trust expert as a surgeon.
    • Brett recommends selling high and buying low. The key is to be patient and disciplined when seeking these opportunities.
    • A large wealth transfer is coming. Baby boomers are looking for exit plans using Deferred Sales Trusts to passively manage their money while allowing them to retire with peace.
    • There are different kinds of trusts such as business trusts, standard trusts and living trusts. They allow you to pass your assets to your family.
    • A Charitable Remainder Trust is tax-exempt. Beneficiaries receive their income and the remainder goes to charities.
    • Brett's company is focused on managing Deferred Sales Trusts and turning them into an investment rather than an expense.

    3 KEY POINTS:

    1. Cashflow can create passive income. Structure and systemize your business to become a passive (or semi-passive) income source.
    2. A wealth transfer from baby boomers to millennials is coming. Deferred Sales Trusts will allow baby boomers to turn their liabilities into investments while keeping a passive income.
    3. If you're looking for an exit plan, consider a trust and how it can help you convert your Deferred Sales Trust into an investment.

    EPISODE HIGHLIGHTS:

    • When you're creating multiple streams of revenue, there are two important factors to consider - timing and sequencing.
    • If you pursue multiple streams simultaneously, none will work.
    • Avoid pulling yourself into different directions. Focus on your primary business first before trying other ventures.
    • Think in a step-wise fashion to improve your odds for success.
    • Be sure to have processes, systems and teams in place before expanding into new revenue streams.
    • Jason references Elon Musk and how he built his companies through momentum and systemization.

    2. Focus on your primary business. Build it from the ground up and then invest in different streams of revenue. Find a way to systemize your streams and source passive income.

    1. A 1099 CRNA is an independent contractor and a business owner. It allows you to have freedom while still practicing as a CRNA. You can obtain multiple state licenses and practice wherever you want, giving you power over your income.
    2. Transitioning from a W2 to 1099 CRNA has a learning curve. As an independent contractor, you need to learn the ropes, including billing, managing your business and setting up HSAs. Find a mentor who can help you shorten the learning curve.
    3. Creating online courses isn't a walk in the park. You need to learn how to make your courses, funnel interested students and monetize the course. You should acquire the proper tools and find a mentor.
