The 4 Benefits of Owning Real Estate w/ CPA Greg O'Brien Oct 21, 2022

There are 4 main benefits to owning rental real estate, but don't take it from me, take it from the Founder and CO of GO CPAs, Greg O'Brien.

4 takeaways:

1) Appreciation - Over time the average property appreciates by 3.5% per year, meaning your $100,000 property will be worth ~$103,500 in a typical year. Now some years (including the last few years) are much higher, and some years the value of properties goes down. Over time this means your property asset will grow.

2) Depreciation - everyone knows about appreciation, almost no one thinks of depreciation. Depreciation is the ability to "depreciate" the cost of your home over time, per the tax code and use it as a paper write off against income. Greg goes into more detail in the podcast on this. This is a great method to write off income and save on taxes.

3) With a rental property, someone else is paying your mortgage - You buy a $100,000 home, you put 20% or $20,000 down, you borrow $80,000 from the bank and you rent it out. Someone else is paying down YOUR mortgage and you are gaining equity in an asset. This is huge. I use an example of Cam owning an investment property in the episode.

4) Tax free cash flow - if you have a good CPA who knows what they are doing, money you make on rental properties should be earned tax free, meaning you theoretically should be able to set it up where you don't pay taxes on your cash flow gains.

These are 4 high level reasons to invest in rental real estate, either long term or short term, but unless you know the 77k page tax code well, it is necessary to get a well-versed, cutting edge CPA who understands these topics and how to best optimize YOUR situation.

How To Pay Your Kids $12k Per Year Tax Free Oct 14, 2022

Did you know when you own your own business you can pay each child up to $12,000 per year tax free to them and a write off for you which saves you taxes?!

Then you can take and invest that $12k per year and in an investment account (let’s say the stock market) yielding on average 7%, and let’s say you started from your child’s birth. By the time your child is 18, you will have put $12k per year into their investment account, $216,000 total, which while earning compounding interest of 7% per year results in the investment account being $407,988.

I don’t know about you but I could have used $407k when I was 18.

You can also use the $ to invest in rental real estate. Gotta listen to the episode for tips!

Why Real Estate Prices Will Decrease By 30%… Sep 30, 2022

The real estate market could see up to a 30% correction in the coming year(s), and there’s math to back it up!

At it’s low last year, you could get a 30-year mortgage for around 2.75%. Fast forward to September 2022 and the average national mortgage rate is 6.85%, and they will continue to rise.

What does that mean? Let’s look at the numbers.

For a $500,000 mortgage the monthly payment for principal and interest was $2,041 at a 2.75% rate.

For a $500,000 at today’s rate of 6.85% (Sept 2022), the monthly payment for principal and interest would be $3,276.

That is a $1,235 increase for the same amount borrowed!! That is a 60% increase in monthly payment, and that’s all going to interest.

Most Americans buy homes based on what they can afford monthly. So let’s say last year you got a $500,000 mortgage and paid $2,041 per month. At today’s 6.85% interest rate, if you wanted to keep the same payment of $2,041 per month, your mortgage would have to be $311,500, a 37% DECREASE from $500,000.

So with affordability being 37% lower, we’ve got to think prices will correct accordingly by ~30% while interest rates remain high.

This will mean there will be good opportunity to buy low as real estate, generally speaking, always goes up over time in the long run.

Build liquidity and/or your real estate investment skill set now as there will be plenty of opportunity in the next year or two!
