    Airbnb Plus Hosting in Melbourne Jan 23, 2019

    In today´s episode I talk with Blake, Airbnb host in Melbourne. He appeared on the podcast in October, when we talked about the Airbnb plus application process.


    Blake has two listings in Melboune, one regular Airbnb listing and one Airbnb Plus listing. We chat about how Airbnb plus listings differ from regular ones. Blake has a lot less control over what´s being displayed in his plus listing.


    The description is almost entirely composed by Airbnb. The order of the photos that are being displayed is also determined by Airbnb. Not by actual employees, but by an algorithm.


    As a result, the cover photos for each of the spaces in his listing, such as the bedrooms, the kitchen and the living room, are not the best pictures to show. The way that Airbnb selects the order of the photos seems to be completely random.


    There´s also no place to add captions, instead Blake can only select a few characteristics of what´s being showed in the photo.

    How to use Social Media to Market your Airbnb Dec 26, 2018

    In the last podcast episode of this year I talk with Tarus and Yolanda, the owners of The Nelson Manor. This boutique luxury vacation rental is located in the Washington DC region and consists of three rental options:


    *The Annapolis Apartment, a one bedroom unit in the basement

    *The Maryland House, a five bed two bath luxury home

    *The Nelson Manor which consists of The Annapolis Apartment and The Maryland House


    Yolanda and Tarus used Lodgify to create their own vacation rental website. Their goal is to attract more direct bookings and not be dependent on third party sites such as Airbnb.

    Update on my short term rental investments Dec 20, 2018

    I have invested in three short term rental properties after I sold my apartment in Amsterdam in 2017. In today's podcast I provide an update on these investments.


    The properties are:

    *Penthouse in Cali, Colombia

    *Studio Villa in Carabao, the Philippines

    *Studio in a condo in Bang Saray, Thailand (blog post coming soon)


    I also go over the three most important decision factors I used to select these properties:


    1. Short term rental regulations (now and future)
    2. Amount of time I can see myself spending at the property
    3. Expected return on investment (10%+)


    I share updates on the construction of the properties as well as the results so far and what my expectations are.

    Running Three Luxury Vacation Rental Villas in Palm Springs (Ep261) Dec 12, 2018

    The desire for more and exceptional accommodation is something that many tourists long for and expect when planning their next holiday. Luxury villas and condos have long been an expense that many travellers are happy to splash out on in order to avoid the confinement of a typical 5 star hotel suite in order to have a more unique, Instagram-worthy experience. Even Airbnb has taken steps to play in this area with Beyond by Airbnb, following the acquisition of Luxury Retreats just over a year ago offering the platform's highest-end homes as well as Airbnb Plus, which includes 2,000 design-forward homes in several cities all over the world.

    Airbnb SEO - How to Rank Higher and Drive More Bookings Dec 05, 2018

    When it comes to Airbnb, one of the most important things you can do is make sure your listing is properly optimized! It's not just about being able to achieve better rates during busy season, but can also boost your listing's visibility year-round.


    Getting more views is a great thing, but that's not all I'm talking about. Driving views to your listing aren't fully successful unless you're generating interest too. The booking flow of Filtering → Searching → Peacock or bookmarking → Clicking → Convert (Booking). You want to also create enough interest to draw people in.


    There are several factors that Airbnb use to determine your ranking in the search results including pricing, availability, featured image quality, review quantity, response time and amenities just to name a few.

    Airbnb to Hide Guest´s Profile Pictures before Booking Nov 01, 2018

    Airbnb recently decided to make changes regarding the visibility of the profile pictures of their users. In the future, hosts won’t be able to see the photos until a booking has been accepted.


    Here’s a quote from the press release:


    "Moving forward, rather than displaying a potential guest’s profile photo before the booking is accepted, hosts will receive a guest’s photo in the booking process only after they’ve accepted the booking request.


    Airbnb does not require all guests to provide a photo. Instead, we’ll be giving hosts the option to ask their guests to provide a profile photo, which will only be presented to hosts after they accept the booking."


    The reason Airbnb made this change is because they don’t want hosts to reject a booking request based on the physical appearance of the guest. In particular, they don’t want hosts to discriminate based on race.


    I’m sure racial discrimination happens on Airbnb. In fact, I interviewed Rohan Gilkes, the founder of Innclusive, in this podcast episode. Rohan founded Innclusive after experiencing racial discrimination on Airbnb.


    There are two reasons why I think hiding the profile pictures is not the right move.


    First of all, the profile picture is one of a number of factors that hosts can use to decide whether the guest is a good fit or not. I always look at the profile pictures.


    What I look for is: did the guest put a lot of effort into the pictures? This is important because I believe that people who are out to abuse Airbnb, trash a house or throw a party, typically don’t put a clear picture of themselves, for obvious reasons.


    These people already know they will get in trouble for what they are about to do, so they prefer to provide as a little information about themselves as possible.


    They probably also don’t plan on using their Airbnb account in the future. They’ll create an account, use it to book a place, do whatever evil they plan to do, and accept that they won’t be able to use the account in the future.


    In short, I believe that hosts should have more information about guests, not less. This way they can make better decisions as to which guests are a good fit and avoid bad experiences.


    It is your home and you should have the right to decide who gets to stay there. The fact that there are racists out there shouldn't change that.


    The other reason I don’t agree with this measure is this. If I request to stay with a host, I want them to look at my picture before accepting me. Here’s why. If the host would decline my request based on racial considerations, I wouldn´t want to stay with that person!


    Why would I want to stay with a racist? Or even if it´s for other considerations, maybe the host doesn’t like my face. Or whatever the reason may be. I don’t want to put money in the pocket of someone who doesn’t want me in their house.


    I rather pay someone who’s happy to host me. I wouldn’t feel comfortable staying with someone who would have declined my booking based on the way I look. I want nothing to do with that person.


    I understand it is frustrating for people who often experience racial discrimination. But the reality is, there are people who make decisions based on racial considerations. And that reality is not going to change by not allowing hosts to see a picture of the guest.


    Instead, what I would suggest is that Airbnb identifies racist hosts and removes them from the platform. If a guest has the suspicion that a host discriminates on racial grounds, they should be able to report that person. Airbnb can then investigate the booking history to see if this is the case or not and base their decision on that.
