    Cash Flow Connections – Real Estate Podcast

    Welcome to the Cash Flow Connections Real Estate Podcast. This podcast provides insights into the intricacies of commercial real estate investing through interviews with some of the leading investors, sponsors, and managers in the U.S. The program centers on cash flow focused asset classes such as mobile home parks, self-storage, multi-family, and office, but virtually all types of real estate transactions will be covered. The podcast is hosted by Hunter Thompson, founder of Cash Flow Connections and full-time real estate investor.

    Cash Flow Connections is a private equity firm that assists accredited investors achieve diversification though recession-resistant real estate.

    Believe me…

    I really didn’t want to interview George Gammon on this topic.

    Afterall George, who has 325,000 YouTube subscribers, is one of the best at breaking down economic concepts and communicating them effectively. In fact, he’s one of my favorite self-taught economists on earth.

    I would much rather talk to him about inflation, deflation, and the arguments for investing in precious metals vs bitcoin.

    But the reality is…

    Financial wealth is completely meaningless if we don’t have the ability to express ourselves freely.

    Unfortunately, we could be right on the brink of ushering in a new era of government tyranny and top-down mandates, the scale of which history has never seen before. Despite the horrific track record of governments and their various “trusted” agencies, the justification for these examples of overreach is always for the benefit of our own safety.

    But after what we have already seen, just in the last few years, is this claim even remotely believable?

    In this episode, we discuss…

    • The Stanley Milgram experiment and why its lessons are relevant to what’s happening today
    • How we as human beings tend to think we might have navigated critical moments in history, vs. how we behave when the moments are actually upon us
    • How to tell if you’re on the wrong side of history with one simple question

    Like I mentioned during the interview, I think George did an excellent job explaining why it’s critical to discuss these matters right now, even though it is uncomfortable, and may even cost us in the short term.

    After all, the reason most of us get into the world of investment real estate is its ability to provide personal freedom.

    In this short 30-minute interview, we discuss the Deferred Sales Trust structure and go over some of the details of how to implement it to significantly defer large capital gains.

    I was extremely skeptical at first, but this interview really piqued my interest in the topic.

    Furthermore, there is a mountain of tax law and regulations associated with the strategy.

    But…

    Our guest for today, Brett Swartz, has not only done quite a lot of research on the topic, but he has also been through several IRS reviews of the strategy, which resulted in no amendments being made.

    • How investors can defer significant capital gains WITHOUT dealing with all the challenges associated with 1031s
    • How investors can roll over large capital gains into trusts and only experience a taxable event when they receive distributions from the trust (this has INSANE implications!)

    Bonus Episode – Should You Invest In Senior Living During Covid? Jul 26, 2021

    If you’ve been listening to this show for any amount of time, you’ve likely picked up on the fact that I am very bullish on the senior living sector for many reasons…

    • Highly favorable demographics
    • Complexities of the asset class create an opportunity for value-creation through ancillary income
    • Significant delta between purchase cap rates and interest rates, particularly through the use of HUD financing

    Of course…

    My interest has been piqued, especially now that Covid has slightly reduced the competitiveness of the space, though it is still VERY difficult to find favorable opportunities, given so many private equity firms are seeing the same favorable data that I am.

    Despite my interest in the space, it’s been very difficult for us to find the right operating partner in the sector.

    This is in part because the asset class is very fragmented, and there isn’t a centralized reliable resource that annotates those operators who are growing quickly and having the most success, like there is in many other asset classes in which we have participated over the years.

    In fact, it actually reminds me of the mobile home park business from 2011-2013.

    After many years of due diligence, we are confident we found an excellent operator who has a significant amount of market knowledge in Florida, likely the most favorable place to invest in senior living in the US.

    Today, we have an interview with the CEO of Innovation Senior Living (ISL), the operating partner of our Wellington Senior Living opportunity, which is available on our platform.
