    Cash Flow Connections – Real Estate Podcast

    Welcome to the Cash Flow Connections Real Estate Podcast. This podcast provides insights into the intricacies of commercial real estate investing through interviews with some of the leading investors, sponsors, and managers in the U.S. The program centers on cash flow focused asset classes such as mobile home parks, self-storage, multi-family, and office, but virtually all types of real estate transactions will be covered. The podcast is hosted by Hunter Thompson, founder of Cash Flow Connections and full-time real estate investor.

    Cash Flow Connections is a private equity firm that assists accredited investors achieve diversification though recession-resistant real estate.

    Like many of you, I’m extremely bullish on the world of private real estate deals.

    As people continue to have success investing in the space, it will continue to grow and grow. If this continues, it might be highly favorable for us as early investors. (Yes, we are still VERY early!)

    If this happens as I think it might, it’ll likely mean more buyers and sellers in the space (more liquidity), lower exit cap rates, and generally, a more precise marketplace. Of course, it might get a little competitive as well!

    However, one thing that can slow that growth is for passive investors to have poor investment experiences.

    Sure…

    Some deals simply have challenges. That’s the nature of investing in real property which is occupied by real tenants.

    But some of the challenges in the space are related to the operators themselves.

    So, how can we limit the likelihood of investing in deals with poor operators?

    Today, we are joined by Byran Ellis, who is an experienced real estate operator and who has raised tens of millions of dollars of private equity from investors. Over his decades in the industry, he has developed systems and processes to conduct accurate and efficient due diligence for passive investors.

    • Several tips and tricks for how passive investors can “trust but verify” without breaking the bank
    • A wild horror story that could have easily been avoided!
    • How real estate sponsors can create a principle-based business, so that you are never concerned that you are going to be “found out” by your investors

    In recent days, people in power have discussed proposals as ludicrous as taxing unrealized gains, banning the investments in private placements with tax-advantaged accounts, and implementing a federal 43.4% capital gains tax.

    From my perspective, it always feels like these seemingly outlandish proposals are meant to get a pulse on how close the citizenry is to tolerating the new level of taxation and set the stage for what might be soon to come.

    Given the way this conversation is going in the media, I’ve found myself asking a question that I’m sure many of you have been asking as well…

    How on earth did we get here, and why is this happening?

    Today, we are joined by Domic Fisby, the author of several books, including Daylight Robbery: How Tax Shaped Our Past and Will Change Our Future. The book reveals many truths about taxation, as well as the implications of the actions central banks have taken in recent years.

    In this episode, we are going to discuss…

    • What the history of central banks and taxation tells us about war, and why it’s impossible to stop (despite being so unpopular)
    • Why the pronounced boom/bust cycles that we are taught are a result of “natural” capitalism, might in fact be directly related to central banks who control both the money supply, as well as the interest rates applies to that money
    • How the digital world has impacted taxation and created an opportunity for corporations to implement tax structures that the middle class can’t
