    Welcome to the Cash Flow Connections Real Estate Podcast. This podcast provides insights into the intricacies of commercial real estate investing through interviews with some of the leading investors, sponsors, and managers in the U.S. The program centers on cash flow focused asset classes such as mobile home parks, self-storage, multi-family, and office, but virtually all types of real estate transactions will be covered. The podcast is hosted by Hunter Thompson, founder of Cash Flow Connections and full-time real estate investor.

    Cash Flow Connections is a private equity firm that assists accredited investors achieve diversification though recession-resistant real estate.

    Paying attention to the economics of the business is extremely important because even if you have a stable real estate business and an investment thesis that makes sense, the market can blindside you. Many people got completely devastated during 2008, even though they made money for decades beforehand. While this economic expansion may go on for a while, eventually there is going to be a correction, so being prepared and knowledgable beforehand can protect you and your assets.

    Our guest for today is Bruce Norris who is an active investor, hard money lender, and real estate educator with over 35 years of experience. He has been involved in more than 2,000 real estate transactions as a buyer, seller, builder, and hard money partner. Bruce is well-known for his ability to forecast long-term real estate market trends and timing. He released The California Comeback report in 1997 which gained him a significant amount of notoriety. In January 2006, Bruce released The California Crash which is an in-depth look into the California market correction and the statistics behind his predictions.

While many people would be over the moon after receiving a $1mm check after hours of negotiations and meetings, those same individuals from family offices wouldn't even show up for such a low amount. In fact, a similar meeting for a family office would leave them in control of an additional $500mm in equity or more. How exactly does the family office business model work?

    Our guest for today is Richard Wilson who helps families with a net worth of $100mm or more create, manage, and maintain their family office. Richard currently manages 14 clients including mandates with 3 billionaire families. He is also the CEO of a $500M+ single family office and Head of Direct Investments for another with $200M+ in assets. Richard is also the author of a bestselling book in the family office industry, The Single Family Office: Creating, Operating and Managing the Investments of a Single Family Office and a recently released book called How to Start a Family Office.

    We all know that when interest rates go up, borrowing money becomes more expensive. This also has a profound effect on properties, because the more expensive borrowing becomes, the less debt the property can substantiate, in turn decreasing the property value. As those property values decline, cap rates will continue to climb, meaning that as interest rates rise, cap rates increase as well. What do those rising interest rates actually mean for real estate investors?

    Our guest for today is Mike Zlotnik who is the CEO of Tempo Funding and the Founder of TH Management Groups, which are real estate investment companies. He has been a debt and equity investor in real estate since 2000 and has always had a passion for it because of its predictability of outcome and well-understood risks. Mike is also a member of multiple real estate and investor mastermind groups including Collective Genius and hosts a podcast called Big Mike Fund.
