    593: The Ethical Wholesaler: Putting People Before Property Profits w/Jamil Damji Apr 07, 2022

    The words “ethical” and “wholesaling” are rarely used in the same sentence. For the most part, many real estate investors and agents look at wholesalers as deceptive, hard to read, and for the most part just looking to make a quick buck. While this may be true for many new wholesalers, it's far from the truth for Jamil Damji. If anything, Jamil wants to put an end to inexperienced, and often financially dangerous wholesaling.

    You could say Jamil was made to be a wholesaler. He had hustle, cold calling skills, and the will to succeed after being rejected from medical school simply due to his age. He set up a website-building business and got the hang of cold-calling quite quickly. After overhearing a discussion about a real estate deal between his partner and his partner’s father, Jamil decided to take his sales skills and turn them into something a bit more profitable. He made a phone call to a local property owner, secured a deal for his partner, and walked away with a $47,000 assignment fee.

    Now, Jamil runs one of the most respected wholesaling companies in the United States. He’s set up an “everyone wins” style of wholesaling where sellers, buyers, and intermediaries in between all get paid fair prices while incentivizing each party to do what’s best for the other. This is a brand new concept in the field of wholesaling and one that Jamil wants to see flourish throughout the industry. If you want to learn how Jamil and his team do sixty to eighty deals a month, all while building a loyal customer base, this is the place to be.

    590: From Struggling Renter to Cash Flowing Landlord Using $0 Down Loans w/Andre Haynes Mar 31, 2022

    No money down real estate investing usually sounds too good to be true. It seems almost impractical that someone without much experience, money, or property can secure cash-flowing rentals without putting a dollar into the deal. Even more astounding, today’s guest Andre Haynes was paid a few thousand dollars to buy his first rental property. He shares his exact steps on how he did it on today’s show!

    While investing in real estate with no money down can seem like an advanced concept, Andre wasn’t some cash-flowing wizard from the start. If anything, Andre’s upbringing may have brought some hurdles to the financial side of his life. He had no credit, no cash, was faced with eviction notices, and generally was falling behind financially as a parent. He had to take a hard look at his life, redefine his goals, and reevaluate his choices. From there, it was a hard, yet incredibly valuable, climb upwards.

    Now, only a short time later, Andre has built a real estate portfolio worth over a million dollars. He has numerous cash-flowing assets that pay for his liabilities and has started to educate others about how they can do the same.     587: Full-Time Flipping (Out-of-State!) at 24 by Doing What Most Don’t Know w/Dominique Gunderson Mar 24, 2022

    Forty real estate deals is a lot, especially for an experienced investor. How many people do you know that have done forty flips, wholesale deals, or own over forty rentals? Odds are, probably not many. So how does a nineteen-year-old do that many deals in only a year? Even better, how do they then take that experience and build a successful flipping business thousands of miles away from where they live? The answer might surprise you.

    Dominique Gunderson is an anomaly in the best of ways. At fifteen years old she became privy to short sales, then at age seventeen, she left high school to start wholesaling full-time. Now, at age twenty-four, she runs a full-time flipping business based in New Orleans while she resides in her home state of California. She’s managing this entire out-of-state real estate investing venture strictly through her phone, laptop, and conversations with her contractors. Impressive, right?

    But this level of speed and growth didn’t come without its tradeoffs. Dominique failed many, many times in her pursuit of passive income and real estate profits. She’s the first to admit that she wouldn’t trade a single failure for anything she has now, as they’ve been the stepping stones to her success. So if you want to stop sitting on the sidelines and start succeeding at record speed, you better prepare to fail, just like Dominique did.

With so many investors counting on automatic analysis from modern, hyper-specific real estate calculators, old-school investors beg the question “do these calculators really make a difference in the deal?”

    Today, expert investor, home flipper, wholetailer, and almost every other real estate title in the book, Jonathan Greene, joins us to talk about what new investors are missing out on.
