    Cash flow is necessary when investing in rental properties. Cash flow grants you, the real estate investor, enough leeway to pay for your mortgage and taxes, and save up a healthy safety reserve for future renovations. For new real estate investors, cash flow is probably the single most important metric they look at, but it’s not always a great predictor of a good investment. If you want to truly build wealth, generate passive income, and retire early (or rich), start looking at the metrics David Greene is talking about.

    Multifamily investing is a bit different than other types of residential real estate investing. When the economy begins to shift, and a recession is looming, multifamily real estate tends to drop in price. But, at the same time, more renters need a place to stay, or more importantly, an affordable place to stay, making multifamily apartments their go-to option. If apartment investing has ever interested you before, Jake Stenziano and Gino Barbaro make a strong argument why now may be the perfect time to get into the industry.

    628: How Being a Quitter Will Make You a Millionaire Jun 28, 2022

    Before you quit your job, you’ll need to do a few crucial things. If you haven’t done these yet, but are strongly considering leaving your job soon, Henry Washington and Rob Abasolo may advise you to wait it out a bit longer. Quitting your job is a big decision, especially if your family relies on the income that you’re bringing in. The good news is, that if you’re prepared, you can walk away making much more than you did at your W2. But, if you aren't, you could simply be taking a breather in between jobs, instead of building a life you love and ruling your schedule.

    Henry and Rob both have eerily similar quitting stories. They both quit during the same month of the same year, making the same salary all while building a real estate investment portfolio in the background. While Henry is more of a multifamily investing man, Rob has taken the short-term rental route to build his wealth. Both men have left the cushy healthcare-provided and retirement-matching lifestyles to build something much bigger not only for themselves but their families and employees.

    Everyone has housing market crash predictions. Some media outlets will tell you the sky is falling, real estate is on the edge of a cliff, and the whole world is turning upside down.     626: How “Turnkey” Rentals Can Help You Build Real Estate Riches Faster w/Zach Lemaster Jun 23, 2022

    Turnkey rental properties have become a fan favorite for rookie real estate investors and investors who don't have enough time to manage their rehabs and rental properties. Turnkey real estate is marketed as a way for real estate investors to buy a rehabbed property, often with tenants and management in place, leaving them with just rent checks to collect. One company, Rent To Retirement, has become one of the most popular places to find turnkey investment properties—and for a good reason.

    Behind the helm is Zach Lemaster, former optometrist, and current real estate investor. After going through eight years of school, Zach was left with six figures in student loan debt and a job that required him to be on-site for the majority of his waking hours. Like most new real estate investors, Zach had hit a breaking point and realized he needed something else that could provide him income, without the time commitment.

    After shelling out a large sum on a wholesaling course, Zach began using his assignment fee profits and salary from his job to buy rental properties. Every year he would buy more and more rentals, allowing him to finally scale into what he calls “turnkey commercial” (triple net) properties that give him sizable rent checks without any of the management headaches. Zach has a real estate investing path worth repeating, and he explains how he did all of it in this episode.

    You need a 20% down payment to buy a house, right? Most people assume that the standard down payment amount, 20% down, is the acceptable average when buying a rental property or a primary residence. But this isn’t always true, even for real estate investors. Many investors will spend years saving up just a single down payment amount, only to later realize that they could have bought multiple rental properties faster if they would have done less down. So before you put a big chunk of change into your next rental, listen up.
