High above St. Joseph, Missouri, stands a mansion too proud — and too haunted — to ever die. Built in 1854 by Armstrong Beattie, a five-time mayor and banker, and his wife Eliza, the Beattie Mansion has seen everything from elegance to sorrow. Over the years, it became a refuge for the homeless, orphans, and the elderly — but many believe some of its guests never truly checked out.

Today, the mansion’s long history still echoes through its halls — in whispers, footsteps, and cold spots that appear out of nowhere. Armstrong and Eliza’s spirits are said to linger, forever watching over their home like spectral landlords. Contractors hired to work on the building often don’t last long. Tools vanish. Doors slam. And unseen hands seem to make their disapproval known.

For nearly 170 years, the Beattie Mansion has been a monument to both Missouri’s history and its hauntings — a place where the past is still very much alive.

Join us as we sit down with current owner Michael Burkart, who’s experienced firsthand what it’s like to live — and work — alongside the dead. Some houses have history. This one has residents.

When he was six years old, his family moved into an old farmhouse where the nights were filled with footsteps outside his bedroom door, whispered voices, and the unmistakable feeling that someone else was in the house. Although his parents tried to reassure him, other members of the family occasionally experienced strange things of their own, making it difficult to completely dismiss what was happening.

The family eventually moved away, and whatever had frightened them seemed to stay behind. Or so he thought. More than thirty years later, after hearing a conversation about "paranormal PTSD," he suddenly realized the little routines he'd carried throughout his entire adult life—sleeping with the bedroom door cracked open, leaving lights on, and rushing up dark basement stairs—had all started in that farmhouse.

Recovering from a serious ankle injury meant spending long days alone in a quiet country house while her husband was at work. At first, the silence was a welcome change. Then she began hearing him come home hours before he actually arrived.

Soon, stranger things followed.

Every afternoon, the dining room looked slightly different than it had before she fell asleep. A chair would be pulled back from the table, then another, arranged so naturally it appeared someone had just finished a meal and stepped away. She began questioning her own memory—until a photograph proved the room really was changing while she slept.

The most unsettling part wasn't that the chairs moved. It was the growing feeling that she and her husband weren't living in the house alone...they were simply arriving a few minutes after someone else had finished dinner.
