#80 Buying a Property With 3% Down: Matt Krueger's Creative Financing and House Hacking Success Jan 10, 2024

In this episode, we sit down with Matt Krueger. He is a full-time real estate investor based in Des Moines, Iowa. He started his real estate journey with a low income and has since built a substantial portfolio of properties. Matt and his wife have been able to achieve financial freedom through creative financing strategies and by house-hacking multiple properties.
Matt shares his journey from being a cell phone sales rep to building a substantial real estate portfolio. He started by buying a property with only 3% down and living in it for a year before renting it out. He repeated this process five times, house-hacking each property. Eventually, he scaled his portfolio by getting creative with financing and using a home equity line of credit. Matt currently has 10 long-term rentals and 2 short-term rentals and is focused on optimizing his existing properties. Matt emphasizes the importance of taking action and being willing to make sacrifices to achieve financial freedom. "Don't wait. Find a way to make it happen."

In this episode, she shares her journey of self-managing her rentals in California while investing in Texas, Tennessee, and Florida. She also talks about building an in-house team and diving into flipping and co-hosting, including her experience with co-hosting partnerships and the importance of scalability through virtual assistants.

Stephanie's personality fits the real estate industry well because she treats her clients as her patients, meeting them wherever they are and figuring out how to solve their problems using her toolbox. She also oversees everything, including systems for guest communications, training using Loom, and performance sheets for co-hosting properties.

We delve into Rich's first steps into real estate investment, including how he cashed out his 401(k) to fund his first condo and eventually went on to acquire an 11-unit, 32-unit building, raised private money, and is now controlling $50 million in real estate while buying boutique hotels! He also shares how he made the pivot from multifamily to short-term rentals and eventually to hospitality and how he built a successful team to help him manage properties across different markets. We also discuss the challenges and opportunities of investing in the hospitality industry, including converting apartment complexes to hostels, the advantages of having virtual assistants manage properties remotely, and how he raises capital.

He embraced nature to find meaning after going through some difficult times. At the age of 20, he began drawing and painting, which led to him being fascinated with photography. This is when his career as an artist truly began. Listen to this episode as we discuss how Jeremy is fusing his passion for art and nature with his nature photography. We also reflect on his life, the difficult circumstances he has faced, and how nature photography has helped him appreciate the positive aspects of life.
