    For real, grab your notebooks for this one!!! Maya and Raniesha of VendHER and Compass are two Black women who use their 9-5 jobs to fund their "5-9” passions. Both of the platforms they’ve created encourages Black women to participate in creative forms of investing. Maya and Raniesha invest in the vending machine business and are also real estate investors. They teach people how to start and scale their vending business and they also guide Black women who are first-generation homebuyers through the home buying process. This is done through their consulting services, group economics, and Black wealth empowerment.

Ericka took money she earned from service-based businesses and working as an apartment manager to invest in real estate and trucking. She now manages 1.9 million dollars in assets via over 12 semi trucks, 9 rental properties, and working on a new project called Texas Ground Zero.

In this episode I am very transparent about what’s going on with my money, being laid off for the first time, how I was too prideful to apply to unemployment and what made me finally apply. Honestly, I didn't want to talk about a lot of these things but I wanted to show that even when you think people have it all together... sometimes they don't and it's okay! That’s life and life happens. Sometimes you have to put your pride aside and ask for help. Money has so many emotions tied to it and it’s okay to feel the feels. We got this!

    066: How to Live Rent Free by Househacking w/ Mark Jones II May 27, 2020

    Today Mark Jones II is bringing some real estate GEMS to the I Don’t Do Budgets show! Mark is an LA native and and witnessed the real estate equity boom prior to the bubble of 2007-2008. He knew then as he knows now that wealth is built in real estate equity. In 2015 he househacked his first single family home in LA County, which allowed him to Live rent-free and to use the equity he received from his first house to get his Los Angeles triplex. He now owns a triplex near the new SoFi Stadium in Inglewood, California and has a brand called Livin' Rent Free where he teaches people how they too can live free.

    If you’ve ever been interested in the concept of living rent-free, you do NOT want to miss this one. Mark gives us so many good recommendations and got me seriously thinking about eliminating my own biggest expense: rent.

    Can you imagine making money from real estate investments WITHOUT actually owning any properties?! Today’s guest is teaching us how to do just that, investing in real estate in a less traditional but VERY strategic way.

    Tommy Holt Jr. started his real estate career in 2008 when he became a real estate agent while still working a full-time job as a SWAT officer in Miami. He quickly recognized during the start of the 2008 recession that only the strong and resourceful investors would still be in the game after all the dust had settled. During this time is where his love for real estate INVESTING started to take shape. His first flip resulted in a $10,000 loss, but after a ton of research and support from different mentors, he found massive success in wholesaling. Since then he’s done over 100 wholesale deals and has 7 AirBnB properties in 2 different countries.

    Byron Sellers and Sharnice Williams are a power couple that found themselves in the world of mobile home investing. In 2017, Byron was let go from his job and turned to driving for Lyft to make ends meet. While on that job, he discovered a podcast that opened his eyes to mobile home investing. After introducing the concept to Sharnice, the two began a journey that led to the founding of their company, Mobile Home Elite Investors.

    This was the first time we've had two people in the guest chair in the same show, so it was a really great and positive experience hearing their journey. I was floored by how quickly they were able to turn a profit from their mobile homes, making back more than three times their initial investment costs.

    One of my favorite rental property management websites is iPropertyManagement! They have guides, resources, tools, templates, a breakdown of landlord/tenant laws and SO MUCH MORE that will help you become a profitable landlord!

    So many people ask me if I have contracts and templates for rental properties and I just use the landlord/tenant templates that iPM provides! They have templates for rental applications, eviction notices, sublease agreements, move out checklist and SOOO MUCH MORE… I could literally go on forever lol there’s a template for just about anything you can think of! Not only are there universal templates, they have templates for EACH state that are simple and easy to use.

    Another frequent question that I get a lot is “how to find good contractors?” I personally use Home Advisor. You can literally type in exactly what you’re needing done and they will match you with the best contractors for the job, show you recent reviews from other people who have worked with them AND allows you to click a button that will request a quote from all of the ones you were matched with. It just makes finding contractors so much easier!

    We’re back with the third episode of the Black Women Investing series. This one is about a goal that I’ve had since I was 22. Do you remember on episode 2 when I talked about trying to apply for this real estate investing program and not knowing my disposal income!? ⁣⁣⁣

    Well that’s when I decided that I had to get my life together if I REALLY wanted to invest in real estate. I calculated my disposable income and started saving $500/month and eventually increased it to $1000/month and so on. (This is why I preach knowing your disposable income!) I cut back on all the unnecessary shopping I was doing and started being intentional about my money!

    Four years later I have my 1st rental property!!! It wasn’t an overnight process to jump into real estate investing, so I’m excited to share what I’ve learned during this process with you today.

I’ve tried using budgets more than once but I would always end doing a budget for 2-3 months back and would eventually go back to my bad money habits. I ALWAYS felt like I was on a restricted money diet. Budgets just didn’t work for your girl. After figuring out budgets didn’t work for me, I developed my own unique strategies that I’ve personally found more effective while still allowing me to work towards financial freedom.
